Selling Your Riverside House As-Is

Maybe the roof is older, the kitchen has not been touched in decades, or you simply do not have the time or money to fix things up. Selling a Riverside home as-is is a real option, and it is more common than many owners think.

What “as-is” means

Selling as-is means you are offering the home in its current condition and you are not planning to make repairs before closing. Buyers can still inspect the home, and they may still ask for a lower price or credits after they see the inspection. As-is sets expectations; it does not stop a buyer from negotiating.

It also does not remove a seller’s responsibility to share what they know about the home. Your agent can walk you through the standard disclosure forms, and an attorney can answer questions about what applies to you.

Who usually buys as-is homes

  • Buyers who want a lower price and plan to renovate over time.
  • Investors and contractors who buy homes to fix and resell or rent.
  • Cash buyers who care more about a simple process than a move-in-ready house.

Listing on the open market lets all of these buyers see the home at once, which is often better for you than taking the first private offer that shows up.

As-is versus a few small fixes

Sometimes a small amount of work changes how buyers see a home: a deep clean, hauling out old furniture, fresh paint in one or two rooms, or fixing an obvious safety item. Other times it does not move the price enough to be worth it. We will look at recent Riverside sales and talk through which approach makes sense for your house. You decide.

Riverside homes come in many ages

Riverside has a large stock of older homes, including Craftsman and Spanish Revival styles, alongside mid-century and newer houses. Older systems like plumbing, electrical, and foundations often come up in inspections, and historic district rules can apply in some areas. Knowing that ahead of time helps you price realistically. You can see current listings on our Riverside homes for sale page.

What we do

We give you an honest price opinion for the home as it stands, explain who is likely to buy it, and handle the marketing, showings, and paperwork. There is no pressure to list, and no promise of a specific price or sale date, because those depend on the house and the market.
