Key person
Key person life insurance
With key person coverage, the business buys and owns a policy on an owner or employee whose work drives revenue, and the business is the beneficiary. If that person dies, the benefit can help cover lost income, recruit and train a replacement, reassure lenders and customers, or pay down business debt.
The right amount is often tied to that person’s contribution to profits, the cost to replace them, and any loans they guarantee. Jay can help you think through the numbers, and your CPA can advise on how the premiums and proceeds are treated for tax purposes.

Buy-sell agreements
Funding a buy-sell agreement
A buy-sell agreement spells out what happens to an owner’s share of the business if they die. Life insurance is a common way to fund it, so the surviving owners have cash to buy the share and the family receives a fair price without a forced sale.
In a cross-purchase plan, each owner owns a policy on the other owners. In an entity-purchase (redemption) plan, the business owns the policies. Your attorney drafts the agreement; Jay helps match the coverage to it.
Real estate investors
Life insurance for real estate investors
If you own rentals, flips or a small multifamily building, your family may inherit both the properties and the loans. Life insurance sized to those loans can give your heirs time to decide whether to keep, refinance or sell, instead of selling in a hurry.
For partners who own property together through an LLC, life insurance can also fund a buyout so the surviving partner keeps the property and your family receives your share in cash.

Questions
Frequently asked questions

What is key person life insurance?
It is a policy the business owns on an owner or key employee, with the business as beneficiary. The benefit helps the business cover lost income, replacement costs or debt if that person dies.
How does life insurance fund a buy-sell agreement?
Each owner, or the business, holds a policy on the owners. If an owner dies, the benefit provides cash to buy that owner’s share from the family at the price set in the agreement.
Should real estate investors have life insurance?
Investors with financed properties often use life insurance to cover the loans, so heirs are not forced to sell. The right amount depends on your loans, equity and family plans.
Is the premium tax-deductible?
Tax treatment depends on how the policy is owned and used. Talk with your CPA or tax advisor; Jay does not give tax advice.
