How to use it
- Enter your home's estimated value. Request a free home value if you are not sure.
- Enter your first mortgage balance and any second loan or HELOC.
- Set the maximum combined loan-to-value. 80% is a common guideline, but lenders differ.
- Add your rate, years left and a value-change assumption to see projections.
What the results mean
- Estimated equity: Home value minus everything you owe on it.
- Combined loan-to-value: All loan balances divided by the value. Lower is generally better for borrowing and refinancing.
- Could be available to borrow: Value times the max CLTV, minus current balances. A lender decides the actual amount.
- Projections: Equity grows as you pay down the loan and as value changes. These use your assumptions and are not forecasts.
Frequently asked questions
How do I calculate home equity?
Subtract all loan balances from the current market value. For example, a $900,000 home with $400,000 owed has $500,000 in equity.
How much equity can I borrow?
Many lenders cap combined loans around 80% to 90% of value, depending on the loan type and your credit. Talk to Jay for a lender referral.
Is it better to sell or borrow against equity?
It depends on your goals, costs and plans. Compare this with the seller net sheet, and talk with a financial professional.
