How to use it
- Enter the home price and your down payment as a percent of the price.
- Type in the interest rate from your lender quote (the 6.5% shown is only an example) and pick a loan term.
- Adjust the property tax rate. Most California homes pay about 1% plus local voter-approved charges, so 1.1% is a common starting estimate. Check the tax bill for the home you are considering.
- Add insurance and HOA dues. PMI is added automatically when the down payment is under 20%.
- Open the yearly schedule to see how each year splits between principal and interest, then copy the share link to save or send your scenario.
What the results mean
- Estimated monthly payment: Principal and interest, property tax, insurance, HOA and PMI combined. This is close to what most owners actually pay each month.
- Principal & interest: The loan payment itself. It stays the same for the life of a fixed-rate loan.
- Total interest over the loan: What you would pay in interest if you kept the loan for the full term and made only the scheduled payments.
- The chart: The gold line is your loan balance; the dark line is interest paid to date. Early on, most of each payment goes to interest; that flips over time.
Frequently asked questions
How is property tax calculated in California?
Under Proposition 13, the base rate is 1% of the assessed value, which is usually the purchase price. Local bonds and assessments add more, so many homes land around 1.1% to 1.25% a year. Some newer communities also have Mello-Roos special taxes, so check the actual tax bill.
Does this mortgage calculator include PMI?
Yes. When your down payment is under 20%, it adds private mortgage insurance using the rate you enter. PMI often runs roughly 0.3% to 1.5% of the loan per year depending on credit and down payment, and it can usually be removed once you reach enough equity.
What interest rate should I use?
Use the rate from a current written quote from your lender. Rates change daily and depend on credit, loan type and points, so the example rate here is not an offer or a prediction. Jay can refer you to lenders to compare.
Is the payment the same as what my lender will quote?
It should be close, but your Loan Estimate is the official number. Lenders may add impound cushions, different insurance quotes or loan-specific mortgage insurance.
Can I save or share my results?
Yes. Your inputs are saved in the page link. Tap "Copy share link" and paste it into a text or email.
