  2. Enter the total commission rate you agree to. Commissions are fully negotiable, so there is no preset number here.
  3. Add your loan payoffs. Your lender can give you an exact payoff statement.
  4. Choose your city transfer tax if it applies, and add any credits to the buyer or repairs.
  5. Review the breakdown and share the link with family or your tax advisor.

What the results mean

  • Estimated net proceeds: Sale price minus all estimated costs and loan payoffs, before any income taxes on the sale.
  • County transfer tax: California counties charge $1.10 per $1,000 of the sale price. In Southern California, sellers customarily pay it.
  • City transfer tax: Some cities add their own tax. The City of Los Angeles base rate is $4.50 per $1,000, and higher-priced sales there may also owe the Measure ULA tax. Confirm current rates with escrow.
  • Escrow and title: Estimates for the seller share of escrow fees and the owner's title policy. Actual quotes vary by company.

Frequently asked questions

What is a seller net sheet?

A breakdown of the expected sale price minus all selling costs and loan payoffs, showing roughly what you will receive at closing.

What commission should I enter?

Whatever you agree to with your listing broker. Commissions are not set by law and are fully negotiable, including any compensation offered to a buyer's agent.

What does it cost to sell a house in California?

Besides commission, sellers commonly pay transfer taxes, escrow and title fees, and disclosure reports, plus any credits or repairs they agree to. Who pays what varies by county and is negotiable.

Are my sale proceeds taxable?

Possibly. Many homeowners can exclude a portion of the gain on a primary residence, but rules depend on your situation. Consult a tax professional.

Does this include property tax prorations?

No. Escrow will prorate property taxes and HOA dues to the closing date on your final statement.
