What the results mean
- Monthly cash flow: Rent after vacancy, minus operating expenses and the mortgage payment.
- Cap rate: Net operating income divided by the price. It ignores financing and is useful for comparing properties.
- Cash-on-cash return: Yearly cash flow divided by the cash you put in (down payment, closing costs and rehab).
- DSCR: Net operating income divided by yearly debt payments. Many investment lenders look for about 1.2 or higher, but requirements vary.
Frequently asked questions
What is a good cap rate?
It depends on the area, property type and risk. Higher cap rates often come with more risk or management. Compare similar properties nearby.
What is the difference between cap rate and cash-on-cash?
Cap rate ignores the loan; cash-on-cash measures the return on the cash you invested after mortgage payments.
How much should I budget for maintenance and vacancy?
Many investors start around 5% to 10% of rent for each, then adjust for the age and condition of the property.
