Chino Probate Home Sales
Selling a Probate Home in Chino
Selling a house that belongs to an estate in Chino is different from a normal sale. The court in San Bernardino County appoints a personal representative, and the sale has to follow probate rules. Broker Jay Romero (DRE 01343079) and Miamar Realty guide estates through that process step by step. Chino is in the western San Bernardino Valley, home to Chino Airport and the master-planned area known as The Preserve.
How a California Probate Sale Works
In California, the court first appoints the personal representative and issues letters. If the estate has full authority under the Independent Administration of Estates Act (IAEA), the home can often be sold with a Notice of Proposed Action to the heirs instead of a court hearing. With limited authority, the accepted offer goes to a court confirmation hearing, where other buyers may overbid.
Who We Help
We help executors, administrators, heirs and probate attorneys. That includes pricing, preparing the home, marketing it, and handling offers and escrow. Much of Chino is planned communities, so HOA documents, dues and community rules often need to be gathered early for an estate or trust sale. We also serve nearby Eastvale, Chino Hills and Ontario.

Chino Probate FAQs
Do we need a probate attorney?
Most personal representatives work with a probate attorney. We work alongside your attorney and do not give legal advice.
Do we have to fix up the house before selling?
No. Many estate homes sell as-is. We go over the condition, likely buyers and costs with the personal representative so the estate can decide.
What if the heirs live out of state?
We can coordinate keys, cleanout, vendors, photos and showings locally and keep everyone updated by phone, text and email.
This page is general information, not legal advice. Please consult a probate attorney about your estate.
