Irvine was planned village by village, and homes above $2 million cluster in a handful of newer hillside and gated neighborhoods along the southern and northern edges of the city.
Villages to Watch
Shady Canyon is a guard-gated community next to Bommer Canyon and its open space. Turtle Ridge and Turtle Rock sit in the hills near UC Irvine, with some homes facing the ocean or the San Joaquin Hills. Orchard Hills in the northern foothills and parts of Portola Springs and the Great Park neighborhoods offer newer, larger floor plans. Quail Hill adds a mix of detached homes near the 405.
What You Get for the Money
Above $2 million in Irvine you will often see four or five bedroom homes built in the last few decades, with community pools, parks and trails nearby. Gated settings, view lots and larger yards push prices higher. Homes in the same village can differ by lot position, so compare backyards, view corridors and distance to the nearest park or trail. Many floor plans include a main-floor bedroom suite, and some newer homes were built with solar panels, which you should ask about. Corner lots and homes backing to open space usually list higher.
Mello-Roos and HOA Dues
Many newer Irvine villages were financed with Community Facilities Districts, also called Mello-Roos, which add a special tax to the property tax bill. Most neighborhoods also have an HOA, and some have two. Ask for the tax bill, the HOA budget and the end date of any special tax, and verify them before you commit.
