Laguna Beach has a Design Review Board, and most of the city is in the coastal zone, so remodels and rebuilds can take extra time. Bluff-top and hillside homes may call for geology reports. Gated communities have their own HOA rules and dues. Ask for the documents and verify each item during escrow.
