La Mirada Probate Home Sales
Selling a Probate Home in La Mirada
Selling a house that belongs to an estate in La Mirada is different from a normal sale. The court in Los Angeles County appoints a personal representative, and the sale has to follow probate rules. Broker Jay Romero (DRE 01343079) and Miamar Realty guide estates through that process step by step. La Mirada is in Southeast Los Angeles County on the Orange County line, and it is home to the Miamar Realty office on Firestone Boulevard.
How a California Probate Sale Works
In California, the court first appoints the personal representative and issues letters. If the estate has full authority under the Independent Administration of Estates Act (IAEA), the home can often be sold with a Notice of Proposed Action to the heirs instead of a court hearing. With limited authority, the accepted offer goes to a court confirmation hearing, where other buyers may overbid.
Who We Help
We help executors, administrators, heirs and probate attorneys. That includes pricing, preparing the home, marketing it, and handling offers and escrow. Many La Mirada estates and trusts involve single-family homes that were owned for decades, so we help sort out what to repair, what to leave and whether an as-is sale makes sense. We also serve nearby La Habra, Santa Fe Springs and La Palma.

La Mirada Probate FAQs
Do we need a probate attorney?
Most personal representatives work with a probate attorney. We work alongside your attorney and do not give legal advice.
Do we have to fix up the house before selling?
No. Many estate homes sell as-is. We go over the condition, likely buyers and costs with the personal representative so the estate can decide.
What if the heirs live out of state?
We can coordinate keys, cleanout, vendors, photos and showings locally and keep everyone updated by phone, text and email.
This page is general information, not legal advice. Please consult a probate attorney about your estate.
